[Q] With
rising property values, how can I be sure I have enough insurance
should something major happen to our home?
[A] First, you need to estimate how much it would cost to completely
rebuild your house, keeping in mind that rebuilding costs are typically
higher than new construction costs. At MetLife Auto & Home, we use
sophisticated projections to help calculate the replacement cost
of your home. Then we recommend inflation protection, which adjusts
your limits annually to reflect any increases in value due to inflation.
Finally, you may want to consider Replacement Plus/Coverage A Plus
(sometimes referred to as full replacement cost), which assures
that you will have the right amount if needed to completely rebuild
after a loss (a deductible may apply). MetLife Auto & Home is one
of the few companies that will repair your home following a covered
loss no matter what it costs. (Most companies cap at 125% or less

I recently lost my job and opened my own business. Right now, it's
just me, my computer and a phone. Do I need to change my insurance?
[A] A MetLife Auto & Home homeowners or renters policy has an
automatic limit on the amount it could pay to cover damage to business
equipment for a home-based operation. Your policy also excludes
coverages for liability damages that arise while you're conducting
business. Ask your agent or representative about adding a business
endorsement to your existing policy or about a separate policy for
your business.
[Q]
A guest slipped on the fresh snow on my walkway. Can she sue me?
[A] Anyone can file a lawsuit; whether it has merit is a different
story. Talk to your insurance agent immediately. Rest assured, however,
that your homeowners policy generally provides protection if you
are found legally liable for injuries that occur on your property.
Your policy also covers the costs to defend such lawsuits. Keep
in mind that the judgment in a lawsuit may exceed the limits on
your policy. To protect yourself, you may want to increase the limits
of liability on your homeowners policy or consider purchasing a
personal excess liability or "umbrella" policy. Talk to your agent.
